Real estate · Case study
“Every department reported a different rent figure.”
A residential real estate company now reports net rent from one agreed definition, in every report.
3 → 1
rent figures, now one agreed definition
27
reports now show the same net rent
4
controllers maintain it
The problem
Three teams, three net rent figures.
Asset management, finance and the fund team each calculated net rent themselves:
Each team started from its own Excel export
The three numbers never matched
So every management meeting started with explaining the gap, not with the decision.

KPI definitions, one semantic model, report migration, training
What we built
One definition, one model, one team that owns it.
1
One definition for each number
The figures differed because each team took out different costs. Finance and the three teams agreed one written definition, and every report now uses it.
2
One model under every report
Property data now loads into Microsoft Fabric. Each old report was checked against the new model before it was switched off.
3
A team that keeps it right
After the build, we trained four controllers on the new reports. Sensitive figures sit in a view only management can open.
The outcome
